We are looking for a Property / Lettings Manager to be based at our clients in the Bridgwater office
Hours: Monday to Friday 08:30 - 17:00, plus alternate Saturdays 09:00 - 13:00
Reports to: Associate Director of Lettings
Main Purpose: Providing estate agency duties, and effective management of the Lettings Property Portfolio.
Alongside our clients property management team we have Lettings Negotiators that work out of our Shepton Mallet, Wells, Cheddar and Bridgwater offices to do all of the 'front end' work - e.g. valuing, viewings, move ins, enquiries, referencing, agreements etc.
They also have a separate lettings accounts team who handle all the finances, rent collects and rent reviews.
Main Duties:
Carrying out property inspections
Liaising with landlords, tenants and suppliers
Organise maintenance work, sourcing and communicating with external contractors and engineers
Preparing inventories for properties
Ensuring compliance of safety standards are met for rental properties within the portfolio
Effectively deal with enquiries from landlords and tenants
Engaging with and maintaining excellent relationships with customers and clients
Maintain our CRM system, handling all data in line with GDPR procedures
Duties will vary day to day, and flexibility with approach to work is required, supporting wherever possible with tasks associated with letting property.
The duties of the post will remain under constant review. Any changes will be discussed with the post holder before implementation. In the event of any dispute in relation to the duties set out above that cannot be resolved with the line manager; the post holder should discuss the matter with the Managing Partner.
Personal Attributes required
Academic Qualifications: Must have a minimum of 4 GCSE's or equivalent to include Maths and English. ARLA qualification desirable not essential
Relevant Experience: Existing experience in Lettings, Estate Agency qualification advantageous.
Intellectual/ Personal Skills: Must have excellent communication, telephone and interpersonal skills. Must have excellent attention to detail and organisational skills, with a positive and professional approach to work and a good sense of humour.
Computing Skills: Must have a high level of IT experience, including word processing.
Work Environment Must have a valid driving licence and use of personal car with business insurance.

Salary range up to £22,500 per annum.
Hours of work 40 hours per week: Monday to Friday 8.30 - 5.30 plus alternate Saturdays 9.00-1.00 with a ½ day back in lieu for each Saturday worked
As is in the job description, a qualification with ARLA is desirable but not essential. As a company, they do financially support employees to study/complete their ARLA training. So if someone is looking to complete this in the future, again this can be quite a benefit.
The successful candidate must be able to drive for work, and have use of their own vehicle for work purposes in order to carry out their role. They repay business mileage at a rate of 45p per mile via expenses. For parking at the Shepton Office, they pay for permits at the Commercial Road car park.
