Position: Property Manager

Location: Heswall

Hours: Monday - Friday 8:30 am-5:30 pm

Salary Up to £25,000p/a + £4200 (company profit-related pay if targets are met)

Our client is looking for a Property Manager, you will be involved in moving tenants in, arranging maintenance on tenanted and vacant properties and liaising with tenants, landlords and contractors to resolve maintenance issues as efficiently as possible. Sometimes it will mean property visits to inspect tenanted properties report the condition back to the landlords and resolve any issues. You will also be responsible for tenancy changes, renewals, checkouts and keeping up to date with legislation.

Previous experience within a similar role or if you are looking to step up from your current position, a full driving licence is essential due to visiting properties.

  • Ensure total legal compliance for our managed portfolio and new instructions.
  • Process works orders, renewals and safety checks to ensure they are being carried out to a high standard.
  • Build and maintain good and communicative relationships with landlords, tenants and contractors.
  • Oversee move-ins and deal with any potential move-in issues efficiently.
  • Keep detailed records of all correspondence and keep any relevant parties up to date effectively.
  • Arrange spot checks of properties to ensure it is in line with legislation.
  • Communicate with utility companies to set up of tenancies.
  • Carry out inspections on properties that have had extensive maintenance carried out to ensure that they have been completed to a high standard and update the landlord in good time.
  • Process renewals including rent reviews and issue fixed terms where possible.
  • Keep up to date with current legislation and ensure that the knowledge is shared with the team.
  • Checkout tenants and negotiate and deposit deductions.
  • Compliance defined - satisfactory EICRS, valid gas safeties, smoke and carbon monoxide alarms present and working, valid EPCs, Licensing.
